Land survey complete — 18 acres of 50 confirmed

The first phase of land survey is done. Title checks confirmed clear ownership for 18 of the 50 acres. Here's what's next.

Alhamdulillah, after three weeks of fieldwork the boundary survey is complete on the first 18 acres. Title was traced through the local land record office, and the lawyer confirmed clear ownership with no encumbrances. We have the registered demarcation maps, soil testing results from two locations, and topographic data ready to share with the architects.

What we found

The land sits on a gentle south-facing slope, which is ideal — drainage will work in our favour and the future homes get morning light through their main windows. Soil bearing capacity at 1.2 metres depth is well within the range for one-storey RCC + brick construction, so we don't need expensive special foundations.

The water table is at 28 feet, which means our planned tube wells will be straightforward to drill. No surprises, alhamdulillah.

What's next

The remaining 32 acres are owned by three separate families. Negotiations are at different stages:

  • 22 acres — verbal agreement reached, paperwork in progress
  • 6 acres — still in early discussion
  • 4 acres — owner has agreed in principle but pricing is being finalized

We're aiming to have all 50 acres registered before Eid, in shaa Allah, so we can break ground immediately after.
